Need help with database concept

Hello everyone,

I'm so sorry if i have posted this wrong.
First time on a forum like this, so if i have made any mistakes please let me know and i will amend.

I need aid in thinking and suggestions in regards to a database i want to create.

The data base i want to create is for real estate.
I want to have 3 sections Rental, Sale and Commercial (broken up into sales & rental)

with this in mind, i need to capture previous year figures (going back minimum of 5 years) so as i can report on previous year rental prices , sale prices with in a specific suburb.

this information will also allow me to see trends as well as forecast 5 years into the future. (which is the key goal)

Im having huge trouble in drawing out a ERD and design of this as im not very... whats the word proficient in DB's.


i haven't stated any of this yet as i cant figure out the relationships ect and been on multiple youtube's and tutorials.

any help would be greatly appreciated... also on a side note which would be the best software to use to create this sort of database ....
